Invernairn comprises two large lots on the eastern end of Mowat Island totaling 25 acres and 3,850 feet of frontage. One of the two lots has been enhanced with a 2400 sq. ft., four bedroom main cottage and a three bedroom guest cottage, both of which overlook the quiet eastern shoreline, a long stretch of sand beach and a calm sheltered harbour. The second lot is undeveloped but is serviced for hydro and is a 'Lot of Record'.
The cottages, sited on a high point of land, have sweeping views over the Big Sound and 'The Hole in the Wall' at Huckleberry Island.
The main cottage features an open plan great room with a high vaulted ceiling and two storey windows which fill the space with light and frame spectacular water views.
The centre of the interior space, the living area, is anchored by a massive floor to ceiling wood burning fireplace constructed from locally quarried granite. Suspended over the living room is a second storey four bed sleeping loft. Adjacent to the living room the open plan kitchen and dining areas extend into a lovely, east facing, 400 sq. ft. screened and glazed sun porch with 180 degree views over the water. This is a favourite gathering place, spacious enough to accommodate a large seating area and dining as well.
The cottage has three bedrooms on the main floor, plus laundry/utility room and a four piece bath. An outdoor deck in front of the cottage is a wonderful place to enjoy the sun and the scenery. The interior finish is tongue & groove cedar, the floors throughout are pegged pine, and the sunroom has Douglas Fir beams.
A wooden boardwalk leads from the main to the guest cabin which has a comfortable living room with 'Pacific' wood burning stove, three bedrooms and a four piece bath.
Interior finish is tongue & groove cedar and both cottage exteriors are cedar plank with cedar shingle roofs.
Both cottages were constructed by highly regarded local builder Ron Bowman of Bowman Construction.
The property is heavily treed largely with Jack Pine, Oak and Hemlock. A recent tree study determined that some of the trees are 130 years old. There is a Forest Management Agreement in place on the property thereby assuring significant tax relief. The lush vegetation supports a vibrant bird population, as well as fox and deer. Well groomed trails throughout the property offer opportunities for walking and hiking and a golf cart is employed to transport luggage and supplies from the harbour to the cottages.
A long sand beach edges the quiet eastern shoreline, perfect for children wading and swimming and for launching watercraft. A protected harbour at the end of the beach offers tie up for larger boats.
This is an extremely private part of the Bay and the varied topography offers spectacular views and a variety of outdoor experiences, in fact, the entire island is crisscrossed with miles of hiking trails.
An idyllic property with a safe harbour, an excellent beach, breathtaking views and very comfortable accommodations, as well as the ability to build on the lot currently vacant, would make Invernairn ideal as an extended family compound.
History
Mowat Island was originally home to a grand Georgian Bay hotel operating during the glory days of passenger steamships plying the Great Lakes circa 1890's.
A large pavilion attracted day trippers from Parry Sound for picnics and dancing in the evenings.
Location
Mowat Island is situated off the Big Sound north of Parry Sound harbour, accessible via all the full service marinas in the Parry Sound basin, or a ten minute boat ride from Harrison Bay Marina.
The Big Sound is the gateway to some of the finest cruising and sailing waters in Ontario.
In the environs can be found world class golf courses and fine restaurants and Parry Sound hosts its annual summer music classic 'Festival of the Sound'.
