Ngerechur (“Laughter”) Island, on the northern tip of Palau, might be the most pristine and secluded development opportunity in the Micronesia region of the western Pacific Ocean. With all the essential infrastructure elements built out in eco-minded fashion, the island is primed for a full variety of development completion options.
The current owners secured a 99 year lease on one-third of the 60 acre island and installed full water, electricity, internet, wi-fi and wastewater systems. The newly constructed private stone pier extending 200 meters to a navigable channel facilitates short transit to the main island. Luxury yacht mooring is easily accommodated. Extensive clearing has created a spectacle of surrounding white sand beaches rimmed by overhanging trees and peaceful trails. Scenic hilltops are vantage points for incredible sunrises and sunsets. Stargazing is world class due to its remote location and minimal artificial night lighting.
Ngerechur is situated on the edge of the vast protected barrier reef extending north from the main island. Travel to Palau is four hours from Hong Kong, Tokyo, Singapore, Taipei or Seoul. Transit to Ngerechur is a one hour highway drive and a boat transfer of 15 minutes.
A new guest villa was constructed as a show unit and is fully functional for current use. Sized at 100 square meters plus 300 square meters covered space in stunning island design, it is air conditioned with indoor restroom and outdoor heated shower using fresh rainwater. The outdoor bar and kitchen is fully equipped with sink, stovetop, refrigerator, freezer, barbeque grill and pizza oven.
Development options will be at the discretion of the buyer and can range from a single private sanctuary to multiple residences, to a boutique resort. Offers that include a vision for perseveration of this one-a-kind setting will receive preferential consideration. Palau’s development guidelines are conducive to prompt development timelines. There is no property tax in Palau.
The Republic of Palau has a population of 20,000, with eight principal islands and more than 250 smaller islands across a 150 km north to south arc. The southern end of the Palau archipelago are home to the famous Rock Islands. Tourism is robust but certainly not intrusive. Activities include the full range of diving, paddling, and fishing. Palau’s waters contain 1,300 species of fish, 700 species of coral and 130 rare sharks and stingrays.
Palau is a wholly stable and low risk development venue. Legal and banking systems have strong US ties and follow their protocols. The US/Palau Compact provides military use rights in exchange for government operations funding. Foreign aid also comes from Japan, Taiwan and Australia. The labor force is well educated and motivated.
